EFFICIO operates a program to bridge the gap between market and book value of a real estate asset:

  • The client recovers the value on the sale of a non-strategic real estate property whose faire market value lies below its book value in the client's balance sheet or below the required value for the sale of the property
  • The client wants to sublease for the remaining lease obligation a property, but the actual fair market rent lies below the initial rent
  • The client wants to sell and lease back a property but the market value lies below the projected asset value by the client
Case study
A company wants to quickly get rid of a building that has become non-strategic. The value required by the seller for this building is 5M€ but the market value is 3M€..
EFFICIO will:
  • Buy the building from the seller by means of 2.5M€ in cash and 2.5M€ in trade credits (EFFICIO's currency). Therefore the seller will recover its required value of 5 M€.
  • Will re-sell the building to an approved buyer for 3M€
The seller will use its trade credits to partially finance the acquisition of a new company in a sector complementary to its sector.
